Manufactured Home Installation in Lewis & Cowlitz County

Certified installation on a warranty-approved foundation, with the whole site ready from one crew

Manufactured home installation for homesites, family land and rural lots

Rockridge is a certified manufactured home installer. Foundations we build are honored under the home manufacturer’s warranty, so your new home is protected from the ground up. A foundation built by an uncertified contractor can put that warranty at risk.

Because we also do the clearing, grading, utilities, septic and driveway, you get one contractor and one schedule from raw land to move-in ready. We work throughout Lewis and Cowlitz counties, including Toledo, Chehalis, Centralia, Winlock, Vader, Mossyrock, Castle Rock, Kelso and Longview.

What’s included

  3. Permits and scheduling: we coordinate permits and inspections and line up the work with your dealer’s delivery date.

  4. Site prep and foundation: clear, grade, install utilities and septic, and build the foundation to the manufacturer’s specs.

Manufactured home installation FAQ

Why does it matter that the installer is certified? Manufacturers require their homes to be installed to their written instructions, and Washington requires certified installers. A foundation built by a certified installer keeps your manufacturer’s warranty intact. Work by an uncertified contractor can give the manufacturer grounds to deny a claim.

What kind of foundation does my home need? It depends on the home, the soil and what your lender or county requires. Pier and pad foundations are common. Some loans or counties call for a permanent perimeter foundation. We follow the manufacturer’s manual and any engineering for your site.

Do I need a permit? Yes. Manufactured home placement needs a permit and inspection from your county or city, and new septic systems need health department approval. We coordinate the inspections.

How long does it take? It depends on the site. On raw land, clearing, utilities, septic and foundation work usually takes a few weeks once permits are approved. On a prepared lot it can be much faster.

Can you prepare raw land for a manufactured home? Yes. That’s where we save customers the most time and money. We clear the lot, build the driveway, install septic and utilities, and build the foundation, so the site is ready the day the home arrives.
